Rental Costs
"Non-repairing" lease (I.e. we are not committed to return the building to the original state)
- Needs written agreement form Landlord and confirmation from solicitor
VAT: Need written confirmation this is not being charged on the rent (.e. The Landlord has not "opted to tax"). We do have verbal agreement that no VAT will be charged.
DEPOSIT AND ADVANCE RENT
- Assumed to be 3 month deposit and 3 month advance rent.
- Can we get this reduced?
The Alterations
Construction work can be zero VAT rated. However, as our alterations would be classed as a refurbishment we do need to pay VAT.
We have a written quote from a builder recommended by the architect for £5,640 including VAT for:
Remove internal doors and frames from partition walls
2. Remove internal partition walls as discussed
3. Remove existing carpet tiles
4. Alter electrics on lighting to suit new layout
5. Supply and fit hive or nest heating control
6. Make good walls and ceilings and touch up paint
7. Fit curtain rails
8. Provide skips for removal of walls etc
Not known
- do we need to provide detailed plans?
- How do we get "Building Regs" for the work
- We will need to get an electrical safety certificate after the work
- We should get a fire risk assessment done as well
If we raise sufficient capital we will also replace the light fittings (cost of £150 per unit)
